1. This is a demonstration

Chordline Commercial Capital, LLC is a fictional company created solely to present a website template. It is not a lender, a broker, a bank, a fund or an adviser. It holds no licence, registration or NMLS identifier in any jurisdiction, has never originated a loan, and cannot originate one.

2. Nothing here is an offer of credit

Every rate, spread, coverage floor, debt yield floor, loan-to-value cap, term, amortisation, reserve, fee and deal figure on this site is illustrative sample content. Nothing constitutes an offer, a quote, a commitment, a pre-approval, an indication of terms, or an invitation to apply. No lending relationship, agency relationship or fiduciary duty can be created through this site.

3. Nothing here is professional advice

The explanatory content and the calculators describe how commercial mortgage lending generally works. They are not legal, tax, accounting, appraisal, investment or lending advice, and they do not account for your circumstances, your market, your property or your counterparties. Decisions about real property and real debt should be taken with advisers who have read your actual documents.

4. The calculators

The arithmetic is implemented carefully and each calculator states its assumptions on its own page. Those assumptions are simplifications: real underwriting includes adjustments, reserves, escrows, fee structures, tax reassessment and lender-specific policy that no calculator models. Results are illustrative and are not a quote.

5. Forms and submissions

Forms on this site validate input and display a confirmation. They transmit nothing, store nothing, and reach nobody. Do not enter information you would not want in your own browser history, and do not rely on any submission having been received, because none is.

6. Contact details

The telephone number uses the North American Numbering Plan’s reserved fictional line range and cannot connect. The email address is on the reserved .example top-level domain and cannot be delivered to. The postal address names an invented street. All three are deliberate.

7. Images

Photographs are licensed stock imagery, credited in the project repository. They depict no property owned, financed, managed or visited by anyone connected with this site, and no person shown in any image is an employee, client or borrower.

8. Availability and changes

The site is provided as-is, without warranty of any kind, for demonstration purposes. Its content may change or be removed at any time without notice.

9. Governing law

No governing law or jurisdiction is nominated, because there is no legal entity to be bound and no service to be provided. A real deployment of this template would replace this section with the jurisdiction the operating company is actually formed in — and it would need to match the service area stated elsewhere on the site, which is a mismatch that has appeared on real templates before.
